We provided construction management services for a 104-unit residential conversion of an existing abandoned tuberculosis hospital to a new senior residence.

As the project included maintaining the architectural value of a building originally built in 1913 and last altered in 1932, it was eligible for an Historic Preservation Tax Credit from the State of New York.

This tax break helped offset the cost of rehabilitating an older building as well as helping to ensure that New York State’s historic buildings were renewed and preserved.

The main building, formerly known as the Nurses Residence, provides 96 of the senior housing units.

The exterior rehabilitation included a new roof, copper gutters, all new flashing and waterproofing, refurbished skylights and wood windows, and repair and restoration of the stucco façade.

Interior restoration included landmark community rooms and library, as well as restoration of landmark doors and plaster work in the corridors.

Upper level units respected the existing roof lines and created spaces of significant architectural interest.

The Cottage building has 8 units.

Work included repairing all of the structural lintels, replacing all of the cracked terra cotta tiles, installing a new roof, new windows, new exterior stairs, and a complete rebuilding of all interior spaces.
